<p class="wp-block-paragraph">Flushing your water heater once a year is the cheapest thing you can do to make it last longer, and in Prince William County it matters more than most places. Here is why, and exactly how to do it.</p>



<h2 class="wp-block-heading">Why it matters here</h2>



<p class="wp-block-paragraph">Prince William Water classifies most of the area&#8217;s supply as moderately hard, and some systems as outright hard. Hard water carries dissolved minerals that settle to the bottom of your tank as sediment. Over time that sediment layer insulates the burner or heating element from the water, so the heater runs longer and costs more, takes longer to recover, and wears out sooner. Flushing clears it out. <h2 class="wp-block-heading">Signs you are overdue</h2>



<p class="wp-block-paragraph">Listen for rumbling, popping, or crackling from the tank, which is water bubbling up through a sediment layer. Other tells are hot water running out faster than it used to, a longer wait for it to reheat, and cloudy or sandy-looking hot water.</p>



<h2 class="wp-block-heading">How often to flush</h2>



<p class="wp-block-paragraph">Once a year is standard. If your water is on the harder end of the county, or the tank has never been flushed, do it twice in the first year and then settle into an annual rhythm.</p>



<h2 class="wp-block-heading">How to flush a tank water heater, step by step</h2>



<p class="wp-block-paragraph"><strong>Safety first:</strong> the water in the tank is scalding, so give it time to cool, and never run an electric heater&#8217;s elements without water around them.</p>



<ol class="wp-block-list">
<li>Turn off the heater. On electric, switch off its breaker. On gas, turn the gas control to &#8220;pilot&#8221; or &#8220;vacation.&#8221;</li>
<li>Close the cold water supply valve at the top of the tank.</li>
<li>Let the water cool for an hour or two if you can. This is the scald-safety step.</li>
<li>Connect a garden hose to the drain valve at the base and run the other end to a floor drain, a utility sink, or outside downhill.</li>
<li>Open a hot water tap somewhere in the house so air can get in and the tank drains smoothly.</li>
<li>Open the drain valve and let the tank empty.</li>
<li>With the hose still draining, open the cold supply in short bursts to stir up the settled sediment and carry it out. Repeat until the water runs clear.</li>
<li>Close the drain valve and remove the hose.</li>
<li>Turn the cold supply back on. When a hot tap upstairs runs a steady stream with no sputtering, the tank is full.</li>
<li>Only now restore power or gas. On electric especially, the elements must be underwater first.</li>
</ol>



<h2 class="wp-block-heading">If it goes sideways</h2>



<p class="wp-block-paragraph">If the drain valve will not reseal, the water never runs clear, or you cannot get the tank refilled and running, stop and call. Storm-season flooding usually traces back to one of two very different problems. Knowing which one you have determines how you fix it.</p>



<h2 class="wp-block-heading">Two problems people constantly confuse</h2>



<p class="has-medium-font-size wp-block-paragraph"><strong>Groundwater and stormwater flooding.</strong> Heavy rain saturates the soil around your foundation, and water pushes in through the basement floor or walls. This is a water-intrusion problem, and your first line of defense is a working sump pump.</p>



<p class="has-medium-font-size wp-block-paragraph"><strong>Sanitary sewer backup.</strong> Here, waste comes back up through the lowest drains during or after a storm. This happens when rainwater infiltrates the sanitary sewer system through cracks in aging pipes and overwhelms a line that was never meant to carry stormwater. <h2 class="wp-block-heading">The one test that tells you almost everything</h2>



<p class="has-medium-font-size wp-block-paragraph">Ask a single question: is it one fixture, or several?</p>



<ul class="wp-block-list has-medium-font-size">
<li><strong>One slow or clogged drain</strong> (just the kitchen sink, just one bathroom sink) is almost always a local clog in that fixture&#8217;s own pipe. Annoying, but minor.</li>



<li><strong>Several fixtures acting up at once</strong>, or the lowest drains in the house backing up, points to the main line that all your fixtures share. That&#8217;s the serious one.</li>
</ul>



<p class="has-medium-font-size wp-block-paragraph">A quick at-home diagnostic: flush a toilet and watch a nearby tub or shower drain. Run the bathroom sink and listen to the toilet. If using one fixture makes another gurgle, bubble, or rise, air is being pushed around a blockage in the shared line. <li><strong>Plunger first.</strong> Cover the overflow hole on a sink, or use a flange plunger on a toilet, seal over the drain, and work it with firm, steady strokes. Most soft clogs give way here.</li>
<li><strong>Boiling water</strong> can melt a grease clog in a metal pipe. Skip it on PVC pipe or a porcelain toilet, where the heat can do damage.</li>
<li><strong>Baking soda and vinegar</strong>, half a cup of each, left to fizz for fifteen minutes and flushed with hot water, is a gentle option for light buildup and odor.</li>
<li><strong>A hand auger, or drain snake</strong>, reaches a clog a plunger cannot. Feed it in slowly, turn to catch the blockage, and pull it back out rather than just punching through.</li>
<li><strong>Clean the P-trap.</strong> The U-shaped pipe under a sink catches a lot. Put a bucket under it, unscrew the connectors, and clear it out by hand.</li>
</ul>



<p class="wp-block-paragraph">Two rules. Skip the store-bought chemical cleaners for the reasons above, and never plunge or snake a drain right after pouring one in, since you can splash caustic liquid back at yourself.
